The Situation

The sellers had done extensive renovations and improvements since purchasing the home in 2020. Everything from the roof with a transferrable warranty, to new hardwood floors, new carpet, kitchen and bath remodels, new pool liner, pump and filter, converting it to salt water, adding a 10K Generator, new patio, etc. The owners had purchased a house in South Carolina and intended to move the following summer after their daughter graduated high school. The work they put into the house was extensive and meticulous. In 2025, 4-5 homes in that neighborhood sold quickly and their home featured far more improvements than those homes that sold.

The Strategy

We photographed the exterior of the home and the pool in late summer of 2025 when everything was green and alive since the plan was to list in April. I recommend banking exterior photos when planning on listing in early to mid spring as this area doesn’t really fully green out until late May, especially if you have a pool or landscaping. The seller opted to go with a price ($699,000) on the aspirational end of the recommended price range given the time of year, location and the condition of the home and there is always a risk with this pricing strategy. The marketing was targeted at the ideal buyer which was a 2 income household, who commutes to the capital region for work and wants a turnkey property.

The seller controls the condition, sale terms, and price; the agent controls the marketing, negotiation, and deal support; but the 3rd party in every home sale is the market (economy, interest rates, and competition). You can do all the prep in the world but you can not control what is happening in the greater economy and neither the seller or the agent can change the market conditions. 144 Blossom Lane saw strong initial interest with several buyers returning multiple times. Several parties saying they were going to make offers, but they never actually materialized. Over several weeks it became apparent that the pool of buyers for this location and price range was rapidly shrinking and our strategy needed to shift. The sellers were motivated as they already purchased their next home. Realizing the market had shifted right under them with no end to the Iran conflict in sight, they were receptive to price adjustments which were made twice.

The Result

Inspections were painless as the house was in tip-top shape and the buyer even waived the septic inspection since the seller had kept maintenance records and we moved quickly into contract. The deal closed about 6 weeks later than the initial target, but the seller was ultimately satisfied with what they netted from the sale and were excited to be able to move on to their new life in South Carolina, which was the ultimate goal. The price adjustments we had to take on this one were not isolated to this home, across the county we saw that 42% of all homes took price reductions before selling and the average reduction was -11.7% during this period. Average days on market also grew to 90+ days. This home closed at $632,000.

Valatie is a village in the center of the town of Kinderhook, which sits at the northern border of Columbia County. Valatie was settled by the Dutch in 1665 and was a bustling mill town. In addition to the Village of Valatie, there is also the Village of Kinderhook within the town. Both villages feature independent shops, restaurants, small businesses, and historic sites.
