September Market Update
I skipped a few months of market updates, but I’m back!
📊September Real Estate Market Update for Columbia County, NY
📈The median sale price year to date is $539,900, up +9% compared to LY
The number of new listings is up +5% but the numbers of homes sold is down -3.8% year to date.
🏘️The median list price today is $638,950 and there are currently 338 homes on the market.
Last year inventory peaked in October with October seeing the 2nd highest number of new listings outside of May…so will we see that again this year?
📉Mortgage rates have moved to the lowest level all year and that has reactivated a lot of buyers. If the rates hold steady in the low 6% range and don’t bounce back up after the fed meeting next week, we could see a very active fall market.
