📈The median sale price year to date is $530,000, up +9.3% compared to LY

The number of new listings is up +6% but the numbers of homes sold is down -4.7% year to date.

🏘️The median list price today is $599,000 and there are currently 331 homes on the market.  There is 8 months of inventory on the market, which favors buyers

📉Mortgage rates have moved to the lowest level of the year, hovering just above 6%.  Don’t wait for a big rate drop, the market has already priced in the next fed funds rate cut.
