📊December Market Update for Columbia County, NY 

📈The median sale price year to date, thru November is $537,450, up +10.81% compared to LY

The number of new listings is up +3% but the numbers of homes sold is flat year to date.

🏘️The median list price today is $629,500 and there are currently 276 homes on the market.  There is 6 months of inventory on the market, which favors buyers

In October, November, and December to date we saw an uptick in homes delisted (taken off the market) for the slower winter season.  

The sold to list price ratio is falling showing that more price negotiations are happening 

📉Mortgage rates moved ever so slightly lower yesterday in reaction to the Fed meeting but remain in the same range of low 6%.  

🎁 If all you want for Xmas is a new home….Winter remains a great time to buy IMO. Less competition, more negotiating power, steady mortgage rates.  So buyers, what are you waiting for?
